Fort Sill — On-Post Housing & Relocation

A complete guide to living near one of the Army's most important installations.

Fort Sill is an active U.S. Army installation and the home of the Fires Center of Excellence. As one of the Army's premier training posts, it hosts thousands of soldiers and their families who rotate through on PCS orders each year. If you're searching for where to live near Fort Sill, you have two main options: on-post military housing or off-post living in the surrounding civilian communities of Lawton, Elgin, Cache, Fletcher, and Sterling.

There is no traditional home-buying market on the installation itself — families purchase homes in the surrounding communities when they choose to live off-post. PCS moves are the primary driver of housing demand in the area, and the entire Lawton–Fort Sill community is well-practiced at welcoming new military families every season.

On-Post Housing

Approximately 1,800 housing units managed by Corvias, with rent based on BAH and utilities included. Neighborhoods like Buffalo Soldier Acres offer modern single-family homes.

Off-Post Living

Most families choose to live in Lawton (10–15 min commute), Elgin (10–15 min), or Cache (10–15 min) — all offering schools, shopping, and community amenities.

School Options

Lawton Public Schools, Elgin Public Schools (highly rated), Cache Public Schools, and several private and charter options serve military families in the area.

PCS-Friendly

The community is accustomed to frequent turnover. Army Community Service, the School Liaison Officer, and the Relocation Readiness Program make transitions smooth.

Off-Post Communities Near Fort Sill

Each nearby community offers a different lifestyle. Here's how they compare for military families.

Lawton 10–15 min commute

The largest community in the area and the most popular choice for off-post living. Lawton offers the widest selection of homes, apartments, restaurants, and shopping. Lawton Public Schools serves the city, with multiple elementary, middle, and high school options. Families on a tighter budget or who want to be closest to gates and services often choose Lawton first.

Elgin 10–15 min commute

Widely regarded as having one of the best school districts in the area, Elgin is a top pick for military families with school-age children. The community has a small-town feel with newer housing developments and strong community spirit. Many officers and senior NCOs choose Elgin for its schools and family-friendly atmosphere.

Cache 10–15 min commute

A tight-knit community just west of Fort Sill, Cache offers a quiet, rural feel with access to good schools through Cache Public Schools. Families who prefer a smaller-town environment while remaining close to the post often find Cache to be the right balance of space and convenience.

Fletcher 20–25 min commute

A classic Oklahoma small town south of Lawton, Fletcher offers more land and a slower pace of life. Families who want acreage, space for animals, or simply a quieter setting will find Fletcher appealing. The commute is slightly longer but manageable for those who value privacy and open space.

Sterling 25–30 min commute

The farthest of the nearby communities, Sterling offers wide-open spaces and a very tight-knit community. Ideal for families who want rural living with a strong sense of neighborliness. The Sterling school district is small but connected, and home prices tend to be among the most affordable in the region.
